What is the process like buying direct?

Are there any other fees besides closing costs?

If I were to buy direct I would probably try to buy in Sept. and ask for an Oct. use year. How would that work with maintence fees?

Thank you all so much for your help. Trying to make the best decision for our family and want to make sure I have my numbers correct.

It is! When we bought direct (as we wanted a blue card), we decided to use our Disney Visa, even though we could have earned more points-per-$ on our travel card, because we wanted to spread out payment over two billing cycles and take advantage of the 6-month 0% financing to let our cash earn some more interest before paying it off. Also, 2% is still a nice return, and it went to paying for our annual passes. Win-win all around in my book if you're paying with cash and purchasing direct.
YES - we did the Disney CC for points, and had 6 months free of interest.
Definitely quick & easy compared to the 91Days it took for my resale purchase. (But I got SSR at just under $89/Pt resale with full 2020 points, so it was worth the wait)!! :goodvibes

Once you get a hold of a DVC guide, they can give you exact pricing on fees. I did 100 point direct purchase but wanted to see how much closing costs were if I split the contract to smaller amounts. The more your split, you do pay more closings costs.

Please plan when you want to be waitlist if your resort is sold out. I requested mid Feb for Mar UY. They finally found my contract on Feb 27th. I was able to get 2019 points banked and 2020 points were available March 1. I was very much at risk to not get 2019 points if they didn't find my contract. If they found it on March 1, I can only get 2020 points. So if you are picking a resort that is normally taken through ROFR, then a Sept request would work out. If you are looking for a harder resort to get, you might want to request it earlier and get on the waitlist to get those 2019 points.

Maintenance fees are prorated by the calendar year. There are several posts covering that if you search for it.

And to add, I paid through Disney Visa and Travel CC for my purchase. I got my 2% disney cash and got bonus travel points. So I get something back to help purchase tickets and airfare.

Thank you so much! That is very helpful. I am deciding between SSR and AKV if buying direct. Maybe OKW. I would just be getting the 100 direct and then possibly adding resale at a later date.

I will definitely have to have a guide price out splitting up the contracts.

Those resorts should be okay asking in Sept. I asked for SSR March and SSR and OKW were available to me 2 weeks later. SSR and AKV seem to be taken in past for ROFR so DVC should have inventory to sell you those resorts.

Since you know your resort UY combo, I would also suggest scouting the resale sites to make sure that you see those same combos for sale (if you want to match UY). You cannot buy resale if someone isn't selling your combo. On the other hand, you could buy resale first and then buy direct to match UY. You got lots of options since you are starting new.

Good luck!

Is there any word on when the sales team are back in work? With Disney Springs now open and the resorts & parks following shortly I’m hoping the DVC sales team will be returning to work soon too.

They are, we purchased 125 direct at CCV a few weeks ago.

I just purchased direct last week; so you can buy right now.

Curse this thread!!! We planned on getting resale first, and adding on direct later, but this thread made it seem so easy to get direct, we obsessed over it for two months. After this thread popped up in May, we got a Disney Visa for the 6-month free financing (just in case, we weren't decided yet). After getting other finances straightened out, we pulled the trigger Thursday and got 150 Rivera points.

1) We cold called a guide, I basically explained that we wanted to buy 150 Riviera points with a March use year. His words were "I think we can do that."
2) He checked to see if we were in the system. My wife was because she signed up a few years ago when looking at Boardwalk. He emailed us both a link to update our contact information. We did this before discussing anything.
3) He went through his normal sales pitch, was very nice, but he could tell we had our minds made up, and we had done research.
4) He got all of our information and explained that we were going to get two emails in the next couple of hours. The first email was a link to Docusign to sign our documents. When we got this link, we were to call an number to have someone go over them with us as we signed. The second link was a one-time activation code to set up our DVC account. We got each of those within a couple of hours, but decided to call the next day.
5) As for payment I explained that I wanted to pay by credit card, but pay up to a certain amount on the Disney Visa and the remaining amount on another card. We are going to pay off the other card immediately and take advantage of the 6 months zero interest on the Disney card. He said they normally split payments because they can only process up to $10k per day. He offered to spread the payments one per week, but I asked if he could just charge one each day, and he said no problem. So one charge was made Thursday, one Friday, and one on the other card on Monday.
6) Other than some minor chit chat with the guide about DVC, that was about it on Thursday.
7) On Friday, we called them back to go over signing the documents. They sent my wife and I each a link to access Docusign. My wife and I were on speakerphone and each had a tablet so that we could sign our own names as we reviewed each page together. Similar to buying a house but much faster. This whole process took about 15 minutes. We did have to take pictures of our driver's licenses and upload them, but you can easily do that with a tablet or phone.
8) After signing, we created our DVC account by using the one-time activation code and MDE login. Super easy. My wife got her own card number, so she had to call member services to get her one-time activation code.
9) Points were in the system as soon as we logged in.
10) Apparently they are saying it will take 4-6 weeks for the deed to record.

Overall, I got the feeling that they made it super easy and comfortable on purpose. After reading these boards and doing my homework, I also got the impression they were not used to people knowing as much as I did going in. This was based on the fact that the guide was surprised I knew what the point discount amount and estimated pro-rated MF was.

All in all, we were quite happy with the experience, but curse you whoever started this thread as this directly impacted our decision LOL! My wife says thanks tho! And thanks to all the helpful posters who were spot on.

Welcome home! Still planning to add resale or did you get all the points direct?

My experience mirrored @coasternut22 except I started with a chat and then moved to a phone call once I realized it would be easier to talk than type into the little box. I bought at SSR as I have a resale contract in ROFR at the moment. They were able to match the Dec UY to that contract and I got 2019 points that I immediately banked.

We still plan on getting a resale contract, But we have enough points to get us through the next year and a half, so we have time to save.
Congratulations,. Buying direct is way too easy. Which resort (s) are you looking at resale? Watch out for ADD-ON-ITTIS, is real and the next thing you know you have 350 points and wanting more. I'm talking from experience, of course.

When you add on direct paying with credit card do the doc's DVC sends you need to be notarized?

No. If you are paying "cash" (which paying by credit card technically is), you do not need to notarize the documents. You sign them via docusign. It's all online and very easy (all my direct purchases have been using credit card).
