I don't want to loose $6,300. Tale from a David's DVC points Renter.

I would be tremendously appreciative of any advice and ideas. I thought I was better protected by booking through David’s verses going through an owner directly. Now I'm not so
We are definitely not going to go. 4 out if the 7 members of our party are 65+. Of that, 3 have additional risk factors.

We are within the cancelation window for the DVC owner and we are willing to take a Davids credit and work with the current 2 owners to re book so they keep their 70% and the 30%. (After reading post about concerns over David's folding maybe a credit is a bad idea if it was offered.)

Davids will only offer to re-rent our reservation. I can't imagine with so many people trying to get out of reservations, combined with limited park capacity, that its going to be re rented.

I booked with a credit card that has travel insurance. Have not tried to go that route yet. Was hoping to work something out with David's but that is not happening.

I understand the concerns of owners at risk of not receiving full or partial compensation for their points. At the same time i feel it is enormously irresponsible of Disney to be open as it is located in the new epicenter of the pandemic. It looks like my family will be out $6,300.

Any and all advice appreciated.
Thanks
Bethany

I'm sorry for your situation. I had to edit out the specific info about the reservations in your post, as that would make it too much like a reservation for rent thread, and since you're not the owner and are working through a broker, it would not be allowed here. For those reading the thread, suffice it to say this family has basically two reservations, a split stay involving two resorts and two different DVC owners.

You can certainly try your credit card company, but I wouldn't count on a condo rental being covered by their travel insurance, especially considering the resort is open and operating. Most insurance only kicks in when something actually happens, not in the circumstance of cancelling because someone of a certain age may become ill. Insurance generally has to be more along the lines of the resort IS closed, someone IS sick, sort of thing. If it were a private transaction, and not through the broker, you may have been able to work something out with the DVC owners, depending upon their respective use years and status of their points. (if the points are bankable, when their use year ends, and so forth). Personally, I doubt brokers will fold, I know the brokers are hurting, but things WILL improve, if they can hold on long enough.

I'm sorry I don't have any real advice to offer, but this pandemic has thrown everything into chaos for now. I'm holding a reservation for myself in January. Normally I would have booked my flight, dining, and everything that I could by now...I'm holding off, waiting to see what happens over the next few months

long shot--but maybe I'd try to find out the owner's info and contact them. DVC is waiving the 30 day cancellation dates currently. maybe the owner can offer a solution/alternative.

I’m sorry you’re in this predicament. Do you know who the owners are? Have you tried to contact them and ask if they would be willing to work with you to secure a new travel date if available? You stated that David only offered to rerent your reservation, Did he also offer you the travel voucher and you declined ? or was that not even an offer? Have you paid in full for your trip?

But since the reservation is through a broker, the contract may not allow going around the broker to try to find a solution. Most owners use a broker not to have to deal directly with renters. As a landlord myself, I understand that reasoning, and why I use Century 21 as my leasing agent. Even though I do occasionally handle issues with the tenants personally, they need to contact C21 first, then C21 contacts me.

Let David try and re-rent it at a discount. That would make it more attractive to a possible renter and maybe get some money back for you. If David’s won’t give you a voucher since the resorts are open, maybe you could get some back and not be out the whole $6300.

I think there are renters out there for the confirmed reservations if the price is right. I would be open to renting one in September instead of using my own points for our trip.

I can only just say I’m sorry this is happening and the best you can do is allow him to try.

Unfortunately, as long as resorts are open, he has no real choice in options for you. He has also not handled thing in the best way and at this point, can’t really do more than what has been offered.

Definitely try to re-rent. Even if you could somehow try to get the owner to change your dates, it is extremely unlikely that the COVID situation will be gone before the owner’s points expire. Unfortunately this is the risk of renting a timeshare.

Try renting it out and possibly see if you can set the price to make it one of the lowest. I would also hit up your credit card company though to see what can be done there but unfortunately that likely won't cover you but you never know.

Hope that you can work something out with Davids, that is a tremendous amount of money to loose. This unfortunately are the risks that folks take with renting points.

I got the e-mail from Davids saying the people who I've rented to are wary of coming in early October and would I consider re-renting.
I said yes if same T&C but that was last week and heard nothing back - is the market overly saturated with these re-rentals and therefore the reason I heard nothing?

Are people reaching out for new renters in this forum if no response from Davids?

Go and look on David’s website at the confirmed rentals for sale. Yes, the market is over saturated. And there is at least one other broker with over 1000 confirmed reservations for rent. Some of the reservations on David’s site were going for $9 per point.

To answer your questions yes, the list to re rent reservations are huge! I don’t see this ending happy for anyone who agreed to re rent especially at some of those listings who have points like $20 and up per point. It’s almost like they set them that high to fail......

Secondly, the only way you can re rent a confirmed reservation is by being the owner of said points/ reservation and join the Rent /Trade board. That board has a separate set of rules for accountability and trust so please be sure to follow the guidelines set forth or you’ll be taken to task.

OP: it's worth doing what you can to re-rent it even at a loss. Because of the way the contract was structured, if the resort is open and the Members do not cancel, your rental is non-refundable for any reason. It is unlikely that trip insurance is going to help if you don't travel due to risk---it has to be for a covered reason.

For what it's worth, I would not travel to WDW either; having a pre-paid reservation would not change that for me. We are going to be facing the same decision this winter with a planned trip to our Kauai oceanfront timeshare. It is increasingly looking as though we will not want to get on a half-day plane flight then, and if we don't go we know that the MFs for the weeks are just gone.

We did just that a few weeks ago, asked Davids to contact the owner to consider re-renting for a trip in early October. Wouldn't it be a coincidence if it was you? We also haven't heard any news since. Also, in case you were wondering what it was like on the other side Davids is not telling us if the owner agreed due to high volume of requests.

That would be a pretty incredible coincidence, I hope you get sorted. My problem is I have a lot of points that will expire not long after the rental booking so cancelling and looking for my own renter would be v.risky.
I'm hoping David's comes through soon.

I am someone that would consider taking over a dedicated reservations, but the only ones that are discounted are the ones that are coming up in the next few weeks. I don’t want to travel until November, so even if I wanted a discounted reservation, I would wait a while to see if the price came down. All that to say, I would try to re-rent, and don’t give up hope. Your reservation may get rented closer to the travel date if the price gets discounted. (I also don’t want to travel until APs go back on sale.)
