Riviera Resale

Is there a list of sold RVA contracts any where? We would be open to buy a small resale RVA contract. Yes restrictions and all. Has anyone seen a smaller contract listed in the past year in the 50 point range? Based on right now I'm only seeing 100.
I don't think they're selling small Riviera contracts at all. I've heard that even existing members have been told that the minimum buy in for Riviera is 125 points now (may have been 100 prior to the change for how many points are needed for a blue card). So if they're not sold in low amounts directly, they won't show up resale. '

Existing members can buy 50 points cash directly from DVC. It's a small chance someone bought one and sold one but I was curious.

Normally, existing members can buy as few as 25 point contracts if they’re not financing, but DVC hasn’t been offering that for Riviera. I know some people were told small contracts weren’t an option for that resort even though they were already DVC owners.
 


Not exactly on point since we bought 200 points, but ours is split into a 70-point contract and a 130-point contract (Guaranteed Weed for the 130). Probably even more reason then, if you're buying direct at Riviera, to split it into as small contracts as DVC will allow - if you do have to sell, those small contracts will be hard to find and may get a value bump to help make a dent in the price reduction due to the restrictions.

Based on the recorded deeds, there have been around 960 Riviera contracts with 65 points or less sold (these are mostly 50 pointers). While 50 might be the minimum, there are some smaller contracts. These are situations where a larger purchase was split into bigger (100+) and smaller (<50) contracts, multiple smaller contracts were purchased, and a few instances where it looks it was just a <50 point add on.

I think there have only been 2 of these small contracts resold (both 50 points), one recorded in October 2020 and the other in March 2021. Good luck finding one of these unicorns!

* note that this is all based on backing into the deed doc tax that would come from the small contracts. If anything was recorded incorrectly, I wouldn't necessarily pick it up.
 
You can actually get 25 point contracts as part of a larger purchase. It might require approval but is possible. 25 points is the absolute minimum for purchase though before they flat out reject the ask.

Good to know. We could not last year. I have seen those with fixed week purchases but since we were not doing that, it needed to be 50 as the smallest one of the 175. We ending up opting to just do one

I meant 50 was the total minimum, but that it could be split. I did see one contract with less than 25. This was odd because someone bought 105 points in July of 2019 and then added 15 more in May of 2020. Maybe I like round numbers but 120 seems like a more normal amount so I was wondering if they agreed to buy 120 but somehow worked out a deal to split it into 2 contracts. If this is the case and 25 is the absolute minimum, I would've thought they still would've had to split it 95/25 instead of 105/15. Either way, a 15 point contract exists.

eta - there were also 2 instances of add-ons that were 30 points and not part of a larger purchase, at least not a Riviera purchase.

There are a few instances where multiple 25 or 40 points contracts were sold without fixed weeks during 2019 and 2020. The last I saw was July 2020 so maybe they stopped allowing this at some point last year, although there was a 30 point add on at the beginning of this year. Maybe it just depends on how much you push it.

It was November, 2019 but It worked out okay and I really didn't push it that hard...asked for 125 and 2 25's. Maybe it had to do with the fact that we were purchasing when my DD was still a CM and using her discount?

Honestly, we bought knowing this would never get sold so in the end, its not a huge deal.
 
Do you think Riviera will always be simple booking at the 11 month mark? That’s kind important if you buy resale, as you have nowhere else to go. I know at 11 months you’re going to be able to find dates throughout the year, however, I’m speaking to the general flexibility to go when you want.
 
Did you check if they purchased at another resort? Might have just been 30 extra points at RIV and rest somewhere else.
One had 75 points at VGF on 12/2/2019 and then 30 at RIV on 1/10/2020.
The other had 25 at OKW on 11/22/2019 and then 30 at RIV on 8/5/2020.
There was actually one other that I forgot to mention involving 2 RIV purchases - the first was 120 points on 3/5/2020 and then 30 more on 1/9/2021.

It's possible the first set was done together and there was a delay with the RIV contract. The second and third look like add-ons given the gap between contracts.:confused3

Well, we wanted to get 200 points because it was a big jump for the incentives, but we were getting a Guaranteed Week ("GW"). The GW was for early October and is 130 points. They weren't sure at first if they could do it that way or not, but they were able to do the GW and do a 70-point contract to get to the 200 points we wanted to buy. He had specifically said splitting the 200 points into two 100-point contracts wouldn't be a problem, but had to check to make sure they could do the split that way with the GW. From what others have said, I think that's common though with the GW. If you want more points than go with that week, you really need to do it as a separate contract. It makes sense for Disney too since if you couldn't, the response would most likely be, "Well, I'll just by the GW and look at more points later." I'm sure they'd rather the larger purchase.
