0 for 5 here but time I have.I made 11+ offers and was rejected on all but two, the deals are out there but very few and far between and will require lots of offers and lots of patience.

I thought, "Wow, this is easy!" but the more I read I think we got really lucky with our Sellers, the timing, and this overall ROFR current environment. I have an AUL deal closing with them this week. They did not send the email with the closing docs until the actual week of closing, and told me it would be a 1-2 week delay to use Docusign electronic signature (for the non notarized stuff) due to staff shortages! I’ve closed a few deals with them and this is by far the worst one yet.Update:

Still waiting for First American Title to actually start the closing process (they finally replied and told me they've just created a file, and mentioned estimated closing will be 6/1, which is more than the 45-60 days they also mentioned as an expectation). Not impressed with FirstAm thus far...
For context, I bought 270 points almost a year ago for $152 per point and was over the moon when it passed rofr. Disney was consistently buying BLT back at the time in the high $160s and even into the $180s I think. I don't think you overpaid at all. Just as the run-up led to a lot of irrational exuberance on "prices will never fall and I can always rent so I will always make money!", the current market environment is creating a lot of froth as well. Everyone sees the newest low-water-mark, and suddenly assumes that every single seller is going to have to take that price, or even something lower. The ROFR thread has always had an element of one-upsmanship (or maybe downsmanship) but you can feel it gaining more momentum nearly every day.
It's easy to get caught up in the frenzy and decide you need to get an agreement no higher than the very best price reported, and even that is only "okay". And if you can't get that, there is no deal.
Don't get me wrong, that's totally fine! If that's what you want to do, there is no reason not to. But if the most important goal is to buy more points at a particular resort in a particular UY (or set of resorts/UYs) it might be worth a few extra dollars to get agreement and get it over with, because your time is worth money too.
Before any one accuses me of being a shill: No I don't work for a broker, and no I am not (nor will I be) selling DVC points. I have nothing to gain by any particular sales price. This is just how I tend to do things.
The last time we moved, we priced the house we were selling a little lower than the agent thought he could get, because moving was more important than getting the last thousand dollars. We offered a bit above asking for the house we were buying, because it had just come on the market and we expected there to be competition.
There was competition, but we go the house we wanted, and we sold the one we had quickly. That removed a lot of anxiety and that was worth the money we "lost".
I am also purchasing AUL. I passed ROFR on 2/21 and finally got documents on 3/6. I am still waiting for my sale to close. The seller's notary made a mistake last week so that needs to be corrected. Who knows how long that will be. According to the contract I signed when offer was made, this must close by 4/6. If nothing else, I expect it to be done within 2 weeks. Ugh. At least my 11-month booking window won't open until May.Update:

I think it'll be long awhile before the ROFR monster returns. They're sitting on 230k points of AKL and SSR from all their ROFRs last year. Plus they have 3 resorts to sell out, another new one coming online, and a push to cut costs from corporate. Especially with dismal direct sales, my money is on them not buying contracts for awhile.All good points. Also, everyone is just assuming ROFR will not be a factor. Big mistake! Also, for me, putting out 10-20 offers sounds kind of exhausting, but that’s just me.
Thanks, I think I’m going to adopt this strategy.Yes. I just add to the section that has comments. And if they don’t then I tell the broker when I call or text to let them know that’s part of my offer. Just that after 24 hours my offer is withdrawn.
This way I can move on since I won’t offer on more than one at a time.
