Cost Per Point, Per Year, Per Night

As it has been discussed at great lengths in many threads about the high point chart of Riviera, I figured I'd put together some concrete data. I only had the patience of doing this for standard studios, as those seem to be the rooms with the highest demand, where the 11 month booking window is the most critical. I also didn't include AKL value studios, or Riviera's Tower Studios. I also only did this using direct costs.

This is based on dues and direct prices? Thanks for figuring this out!
 


Your “Cost per point per year” assumes each property is purchased Direct at current pricing? With remaining years on contract?

(Sure glad my points are now more than 15 years old ... with a corresponding lower Cost per point per year.)

Yes it is. So for example, if you bought Beach Club, your amortizing $225 per point over 23 years vs $188 at Riviera over 50 years.
 
NOT that I'm suggesting you do this on your day off, but I wonder how RIV stacks up with resale at a larger block of points level. We were deciding between adding on 200-ish points at BLT so we'd have enough points to easily get 1-2BR, or the same # of points at RIV. We picked RIV for a number of reasons, but at the larger point levels, with developer incentives at the time, we paid something like $165-$166/pt and broke the contract up into 3 smaller contracts if we needed to sell. At the time, BLT had to be $145 and up to pass ROFR.

(I am at work trying to catch up on stuff as the office is closed, but if I start procrastinating ....)

This sounds like a project to be looked at when I'm back in the office.
 
Interesting stuff, resale PVB is regularly in top 3 when looking at total cost ppt per year but the high point usage is a factor that would drop that significantly as well.
Would be good to see a resale version of this with average purchase prices in the last year.
I might even give that a go......

Edit: Realized I actually have the formulas all set. Took me two minutes to punch in the avg resale price from DVC Resale Market. I'll try and upload the tables in here later today or tomorrow. Taking a quick look, while there are some small jumps, the rankings are pretty close. For example PVB is ranked 10 or 11 in all seasons. With direct pricing, PVB is between 10 to 12 in all seasons

Edit #2: Since we don't really have resale prices for Riviera, I assumed 188 was it's resale value. This would rank it between 11 and 14, so closer to the bottom. Of course, you get the added economic benefits of the Blue Card.

@CanadaDisney05 ...thank you for factoring in the points-chart variability to the CPP per year data! This is terrific! Now we can begin to really compare apples to apples! I like them apples!
 
See my edit above. The only difference I think between yours and mine is the resale prices. I used DVC Resale Market's September report as my source. Either way, resale is a bit more of a guess because there is more variability on pricing.
