NOT that I'm suggesting you do this on your day off, but I wonder how RIV stacks up with resale at a larger block of points level. We were deciding between adding on 200-ish points at BLT so we'd have enough points to easily get 1-2BR, or the same # of points at RIV. We picked RIV for a number of reasons, but at the larger point levels, with developer incentives at the time, we paid something like $165-$166/pt and broke the contract up into 3 smaller contracts if we needed to sell. At the time, BLT had to be $145 and up to pass ROFR.
(I am at work trying to catch up on stuff as the office is closed, but if I start procrastinating ....)
If you buy direct DVC will split the contract up into individual contracts of sizes you want (typically 25+ points minimum). You will have to pay closing fees on each contracts; however, the real cost of this is effectively the Admin Fee, Deed, and if you have a mortgage the mortgage fee. Else the taxes and insurance (if you take it) should roughly be the same.Are you saying it is possible to buy a large point contract and break it up? Fees involved? How does that work?

Edit: Realized I actually have the formulas all set. Took me two minutes to punch in the avg resale price from DVC Resale Market. I'll try and upload the tables in here later today or tomorrow. Taking a quick look, while there are some small jumps, the rankings are pretty close. For example PVB is ranked 10 or 11 in all seasons. With direct pricing, PVB is between 10 to 12 in all seasons
Edit #2: Since we don't really have resale prices for Riviera, I assumed 188 was it's resale value. This would rank it between 11 and 14, so closer to the bottom. Of course, you get the added economic benefits of the Blue Card.

As it has been discussed at great lengths in many threads about the high point chart of Riviera, I figured I'd put together some concrete data. I only had the patience of doing this for standard studios, as those seem to be the rooms with the highest demand, where the 11 month booking window is the most critical. I also didn't include AKL value studios, or Riviera's Tower Studios. I also only did this using direct costs.

I think that number was already known, this takes it another level, look at PVB, well under 10.5 but after accounting for high point chart it drops to the bottom third of the tablePretty much confirms the 7 resales we are considering- all under 10.50- I guess that’s my sweet spot Thanks for doing this!!
