Welcome Home to Riviera! New owner — No regrets

Just wanted to say thanks for this! I am fairly early in the shopping process, but as a 45-year-old Disney Lover whose kids will be in college soon, Riviera really hits what *I* enjoy about a Disney vacation. I've found myself trying to talk myself out of being drawn to it b/c of all the negative chatter. But I think you are right: this resort is going to hit her stride and be a favorite for a lot of people who value exactly what it offers.

My wife and I (both in our 40's with kids gone) found that this resort hit all the buttons for us. We liked the location as Epcot is her favorite park and the skyliner was a big plus to get around. The big, new rooms (we go for 1 BDs) and the details were really a selling point for us. I'm sure we'll look at other resorts to stay at (Copper Creek was also high on our list) but Riviera will be great for us for a long time coming.
 
Congratulations. We did as well and have our first stay there in March. Everyone has their own factors and preferences and no one can tell the future. Riviera checked all of the boxes for us.
 
I will say, though: no one has regrets up front. They all come later.
Hmmm. I had serious post-transaction-anguish when we purchased SSR, pre-opening, in early 2004. It was rather difficult admitting, here on this site, my decision to switch from "BWV resale" to the unknown "SSR direct." Eventually I was swayed by the added 12 years but I wasn't sold on the resort and didn't visit that property until 2009, 5 years from our purchase.

Now? All good. I'm rather happy with the decision. We stayed at SSR three times this year and are finally beginning to bond with the property. Love the unexpected Treehouse Villas! :love:
 


I would be cautious about loving decor details. 7 years from now the softgoods refurb could change that a lot.
 
Who knows what the future brings, you have some good reasons why you chose this resort.
However, what Disney does on ROFR on these restricted properties is beyond me, it maybe that they want resale owners with limited booking powers so that they feel tempted to add on the minimum direct later on....

Plus DVC doesn’t ROFR actively sold properties. With the restrictions, the long term damage to the resale price could already be done over the next 3-4 years. (And I’m saying this as a Riviera owner).
 


First time owner and I feel good about the decision.
Its 100% personal preference on what is an issue and not an issue.

I think in 20 years this will be worth a LOT more than you think. The landscape as it is now with so many resorts as part of resale will change as original properties roll off.

I will just say that in 20 years you will have Boardwalk and Beach Club both about to expire. So that could lead towards a huge swell of people wanting Epcot area and buying RIV or it could lead towards a crash as everyone holds out to get those walkable resorts instead of skyliner resorts.

Who knows and 20 years is a long way off to know what happens. The ones arguing about pricing are more so taking it from the short term 10

Just to say at 45 if you went with BWV or BCV you would be 70 before those resorts expired. They do sell those direct still as well to avoid any of the resale restrictions if that matters. As someone who is younger my issue is that BWV doesn't even last me to retirement otherwise I would buy there in a heartbeat even with RIV style restrictions. So if you love RIV go for it!
 
I’ve read all of the threads. I’ve listened to all of the shows. I’ve seen all of the concerns. Even still, I bought into Riviera. First time owner and I feel good about the decision. I know on this board there are people who wonder why would anyone buy Riviera?? Here were my reasons (in no particular order)

1) 50 years of value - I’m buying in at the lowest direct price it will ever be and will have the full 50 years of value (either for my family now or for my grandkids down the line)

2) I rode the skyliner and I loved it. The convenience to Epcot, the ease of access to DHS really sold me here. I think it is an experience to ride and I will be using it. (This is coming from someone who swears by driving everywhere and parking preferred)

3) It’s not on the MK loop. What’s that you say? I said it. We prefer Epcot and DHS. My son is 4 and MK is already his least favorite park. Plus I can always just drive to contemporary and park.

4) The model room. My wife loved it, I love it. Nearly everyone who tours it loves it.

5) Proximity to Caribbean Beach. We didn’t buy enough (yet) to host the whole extended family. Already for our first trip they are looking at Caribbean beach for their stay while we are at the Riviera. Easy enough!

6) I think in 20 years this will be worth a LOT more than you think. The landscape as it is now with so many resorts as part of resale will change as original properties roll off. Disney isn’t going to stop doing ROFR so there is a price floor. And I believe that the resort is going to deliver. People are going to actually want to stay here. And that, my friends, above all else is what drives the resale price. Slap the same restrictions on VGF and it’ll still hold a lot of value because of the simple reason that people want to stay there above many other resorts.

7) I wanted to be a full member. I wanted the membership card. Sure the perks can change but being out of state, right now if I renew my AP and convert to gold it will save me ~$1500/family over renewing normally. Even if this goes away, just knowing I have this for likely a few years is worth it. Other perks that seem a bit more permanent like access to TOTWL were also a factor. Most of all though is that I will want access to future resorts that we haven’t even dreamed of yet. I’m in this for the future 50 years of magic.

How many points did I buy you may ask? 155 pts
In a few years maybe we will consider the add on itis

Bought on Monday. First trip is booked for Memorial Day week in a Preferred Studio (5 nights). Also waitlisting on a prayer for MLK weekend, but probably just going to save those points for the Fall or bank them for 2021.

And in 15 years when all you naysayers are looking for Riviera, I’ll wave to you as I soar over in the skyliner ;)

I think it's great for you, and I too like being closer to EPCOT & DHS, more so than the Magic Kingdom or Animal Kingdom parks.
I plan to take a tour when we hit SSR in January. SSR is our Home Resort, all Direct Points, and NO REGRETS! We bought in 2011, and I believe I have already passed the breakeven point from an "investment" perspective.

What were the specific characteristics of the model room that made you and the wife love it so much?

The major down side, well maybe there are a couple are the high point charts and the uncertain resale situation. No one ever buys thinking they will sell, but life sometimes gets in the way. If you get a good number of years of trips under your belt then selling at some point won't sting as bad. It is those who buy and have to sell soon after. And it is especially a bad situation for those who buy, financed and then have to sell. Those people in that situation will be in a tough predicament (being upside down on their mortgage).

Aside those negatives, the resort is beautiful and we will certainly put it on our list of resorts to try. Just a note on your future bookings. If you want a fall trip you better book at the 11 month mark. That is a crazy busy DVC time and rooms book up quick.

Hope it’s not summer. Because you’ll be soaring in a toasty little oven. Lol
 
Agree. Riviera is gong to be sought after. I love everything I've seen about Riviera and regret a little that I can't come up with a reason to need more DVC points and dues.
You never know- maybe I'll snatch up some $50 resale points bahaha! i'm hoping the doomsdayers are right! The peanut gallery had a lot to say about what a flop Pandora would be. And of course each resale restriction is Armageddon and yet the prices rise.

Saw 325 points for sale at $135pp come out yesterday from Fidelity. So not quite $50 yet ;)
 
I was really pleased to see this thread. I am not a Riviera owner but considering it. Pity that many Riviera owners don't feel comfortable talking about the beautiful resort but I can understand why when the boards become so toxic.

Congratulations on buying into a beautiful resort. No need to justify anything to anybody.

I'm a BW owner who bought in my late 40's when we were empty nesters and my only regret is that I didn't buy more points at that time. I have read many, many negative comments about my home like the LONG hallways and that horrible clown pool. I still love my home, long halls, clown pool and all. I hope you feel the same way about your new home. Enjoy and don't worry about what others think. In the end it only matters what you and your family think. pixiedust:
