Great point. I think it's important to distinguish between wanting to STAY there and wanting to OWN there. They're two separate things.
I would prefer many people would like to stay there. Specifically from Dec 29-Jan 5 so that a 2bd opens up at BCV when I can combine my SSR points with my BCV points and have enough points to shift from a 1bd to a 2bd :tiptoe:

Gotta’ tell ya’... with walkability I would still book BCV or BWV over DRR. My issue is that I can’t get them at 7mos when I want them! Not sure whether most people would still be like me on this or not...??

I think it depends on what you are looking for in a resort. BCV and BWV definitely still have the better location in relation to EP IMO. However, RR, theoretically, will have a better location for HS.

We love VGF more than BLT as a resort even though I like them both. We love the location of BLT more because we can walk to MK.

There is obviously a reason they didn't build RR at the entrance to EP or HS. What is that reason? I have no idea. Is it that the land is planned to be used for another theme park land down the road? They plan to build much smaller hotels there with less extensive grounds? Again, I have no clue.

My point is that BCV and BWV both have their pros and cons as well. We all know what those pros and cons are even though people may assign them differently. If you would choose either of those two resorts despite the expiration dates, then those are the resorts for you. The expiration dates are a killer for us, so we have decided they are not for us. We love the location, think the resorts are ok, but the expiration date kills it. For others, the location, restrictions, Disney's other actions of late kill RR for them. That's ok too. I, for one, think that RR looks to be a much nicer resort than BWV and BCV, and that matters to us too when we travel. Other people place more value on location than resort, and that is ok too. No one is right or wrong. It's all just different opinions and preferences based on your personal needs and wants.

I get why people would think DRR would be "the one" but I can't imagine why anyone would want "Reflections: A Lakeside Lodge". Like what's the mindset: "I was thinking of buying CCV, but I really wanted something similar that's further away from the parks and really, really, close to a campground."
LOL! But on the matter of distance from parks, I assume it will have direct boat service to MK as do the other resorts in that area. Still must bus to the other parks, right? So how does "distance from parks" significantly differ from WL/BRV/CCV?

I just got off the phone with my guide. In over ten years of working for Disney this was his best week of sales ever. I think there is a lot of interest out there for Riviera. A price increase on April 15th wouldn't surprise me at all.
 
I'm not sure how I originally answered, but I did it. (oops, I did it again).

I bought a guaranteed week for week # 48 in a standard view studio.

Interestingly, week 49 is already sold out. Weeks #47 and # 48 had one GW left. I bought the last week # 48 (I didn't ask about other weeks).

Sales must be good. And it seems like the "DVC studio issue" is catching on with people. If you want the studio at peak times, guaranteed weeks are the way to go, IMO. Well, hopefully. haha. (I own at CCV and it's a mess -- I concede CCV has other problems (cabins)).

I did the guaranteed week as a hedge against what could happen with (a) the resale restrictions and (b) any point chart changes to studios/early-Dec.

Despite being very uncertain when the resale restrictions came out, I feel quite good about it... Now I need to get ready to book on the 10th! ;-)

Yeah, my guide said last week they sold >$5M worth of Riviera. And that this week seems even stronger.

Assuming rumors that 75% of RR is Preferred View

I did talk to my sales person about this. They do not even know the split.

When they asked, they were told they want to walk the resort and "confirm" all the preferred views before making it final.

I guess, after BLT and some mishaps around which views were preferred, they want to confirm preferred views are truly "preferred" before making it official.

Their motivation appears to be avoiding complaints from members who pay for preferred views feeling their view was inferior.

It was not an attempt to "push as many preferred views" as possible.

I know it is sometimes easy to assume Disney is always motivated to maximize every single dollar from members (i.e. push as many preferred views as possible).

Sometimes, however, it is just not true.

Whether this is one of those cases (the ultimate split between preferred and standard at the Riviera) I truly do not know.

I would think it isn't truly sold out it's just sold out based on what has been declared. As they add in more units those weeks will open back up. At least that is how CCV worked when I was talking to my guide.

That is correct (but those waiting might wind up with a higher $/point -- my guide implied RVA was going up on June 1 with the other resorts). What was the initial percent declared for RVA?

Yeah that is very true. This site will tell you the rooms declared, https://dvcnews.com/index.php/resor...era-rooms-declared-into-timeshare-association, I've never seen on the declarations the number of points per unit declared, I've always backed it out by the Deeds, which none have been recorded yet. I will add when I pressed my guide on the June 1 price increase, his response was CCV is increasing to 210 why wouldn't DRR, which I responded because CCV is a sold out price. Personally I think we will see DRR rise if and when they also decided to increase BCV and BWV again, which could be June but the increase won't be anywhere near 210.

I've attached the GW chart and incentives. If you buy a GW you can't claim the incentives.

Edit: Since they declared only 8 studios that means they can sell only 35% as GW which means a max of 2 per week. Then I'm not sure how the standard and preferred views work for selling GWs if those are taken into consideration for 35% max sold or just the room type.

I will be shocked if RVA goes >$188 before early next year. DVC sent an email saying that $210 was the sold out price on June 1, so I agree that I don't understand why it would impact any other resort. It sounds like the guides, and certainly mine included, are in no way 'in the loop' on these things. Nonetheless, her understanding was that RVA was going up. And it's not like her saying that will dissuade anyone from buying, which is her goal, after all.

Well fingers crossed it does rise too much before I get around to adding on; I'm hoping they stick to the small incremental yearly increase only. I'm waiting to see it in person this fall as I'm slightly on the fence, but overall the pictures have me saying yes.
 
I'm just a sucker. And I "needed" EPCOT/DHS area points. Needed, haha. But while I love BCV and BWV, I'm not willing to buy them given 2042... so RVA it is!
I'm with you right there about wanting the Epcot/DHS points that is why I'm looking but 2042 is too soon for me at the prices today for BCV, have less interest in BWV. While BCV/BWV might be cheaper they cause the "reinvest" risk in 2042 of needing to purchase another contract at even a higher rate for a length of time I won't need.
