ROFR Thread April to June 2024 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

I am running all the resale SSR sales and there was one today 180 points for a June use year that went for $69.44. $12500.
I don't own SSR, but I must say, I cringe on behalf of SSR owners when you post that. I realize you are a prospective Buyer right now, but I assume you'll be sad if someone is here posting the lowest deals (instead of the highest deals, for example) when you go to sell...

I have been sharing every deal.

I will be adding BWV to my data sheet to go along with SSR and BLT.

There were no resale BWV deeds today.

Okayyyy. Although to be clear, you are not sharing every deal, just the Deed amounts. The Deeds do NOT tell you who paid for closing costs, service fees, or points, for example ;)

But that is the point, we're not interested in how much we can sell for, we're trying to see how low we can get them for. :)

Which is why I think worrying about resale value too much when buying can be a mistake.

The fact that there will always be a market for DVc as long as WDW exists, even if it is lower than wha you paid is a good thing!
 
Including printing out the deeds for himself.
If it’s just meta data for price transparency that’s one thing…. but once you start actually matching it up to people from an online chat forum… especially if you are looking at mortgage data….

It’s not going to make a seller or broker lower their price…

Just gives me a cringe factor….

The way I see it is that the spirit of this ROFR thread is to help buyers know what price to offer -- a "deal" that isn't going to flirt with/get snatched by ROFR, and Tom's work looking at every deed is extremely valuable to buyers (and sellers!), and he is even-handed in reporting both low and high price per point deeds.

I guess the spirit of this thread is also inspiring FOMO-driven addonitis and @SLACG has just given me a MAJOR case of it with loaded $BWV at $105 in my BCV UY. :rotfl:

No - I understood and I agree with your response that there will always be a market. Honestly, I would be surprised if Disney lets the park resort values ever drop too low - we are going to be able to see exactly what their approach will be with the 2042 expiry contracts. I refuse to believe that Disney is going to let those contracts head aimlessly toward the expiration dates while their values trail down to 0.... I really think they will do something to give owners an option to either extend or some other option to retain ownership and maintain the DVC brand.
