Questions before buying DVC

There are some big brokers which have lots of listings, but there are 10+ resale websites out there.

The ones which tend to have volume listings are:

Others are:

thank you everyone, for your answers so far.
I have a question about names on the deed. If I put my girlfriends name and our kid’s name on the deed when I buy, can I then sell it without them signing ?

What are the pros and cons of putting their name on the deed?

All names on the deed need to sign when buying and selling. When selling all must go to the notary before they sign. In your case that would be the US embassy in your country.

Have in mind kids needs to be 18 years old to buy(IIRC)

Yes. I am following the ROFR-thread and the lowball-offer-thread like a junkie. :) and the closing-thread also...

I’m looking for an AKL contract for now. 100-120 points, and the right use year.
(but maybe tomorrow it Will be PVB or BLT) :D

One negative thing about PVB is the high point-cost for a studio for a week... but Ohana, Captain Cooks, and monorail...

If you’re paying the whole thing, it might be better to keep the contract in your name if the relationship is gf/bf vs. married (which is a legal contract and therefore a bit different than gf/bf). Should anything happen to the relationship, it will be a bit of a nightmare if both your names are on it.

Don't forget to budget the maintenance fees. Those add up pretty quickly. AKV AF's are on the steep side. Taxes are included in the MF's. Other's have mentioned indirectly, you shouldn't buy points based on the absolute minimum # of points for your stay. The points charts do change year-to-year, value studios are near impossible to book, even standard studios may not be available and you may need to book a view studio. Are you considering kids in the future? Studios get pretty tight as kids hit their teen years. Not all 1 br's sleep 5. You can work around these uncertainties using banked and borrowed points, just don't assume you are getting the smallest point demand rooms while utilizing bank and borrow to the max to get it.

Generally speaking you are not wrong about not buying AKV for value and club level studios. However I did an unscientific experiment months back (posted in another thread) and at least for the months that I checked (not September-January) I was able to book both value and club level studios at the 8am mark every day or close to it.

Among some of the months we go May was not a problem.

Did you actually book? Most of the "failures" happen at that step, not the initial availability check, which shows the villa is available.

I have another question.
How does the booking work, when I log into the dvc-booking.
can I book two rooms at the same time, or do i have to book one room first, then go back and book the other?

Can’t wait til I see the perfect contract and make an offer. :)

You have to book one room then the other. Can make it difficult if you want two or more of the most highly sought after rooms, such as BWV standard view studios for Food & Wine Half Marathon weekend.
