Got in late, and over the phone was told I would "have a view of the park in one of the newer rooms" Instead, I was in a 60s era room with creaky floors, a moldy scent, and a view of the parking lot. This was (obviously) one of the old rooms - and I stayed there a grand total of 5 minutes before checking right out and going somewhere else.
I can't speak about the 'newer rooms' but if they are anything like the one I had - I can't see HOW it can be a good beighbor hotel (which to me indicates quality)
