True. Whereas FB has a lot more keyboard warriors getting a kick. I haven’t managed to rip myself away from it yet though!
I tried to avoid both FB and Instagram as long as possible. Now I've been on Instagram, I find FB less addicting (that Instagram scroll is a life sucker). Both are people posting total fantasy versions of their world - I don't see how kids today will have ANY real life perspective with all bizarre views on Social Feeds and TV :(

I admit I come to Disboards because I find the interaction soothing. Even when there are disagreements, it's nothing traumatic that will keep me up at night ;) AND I am pleasantly surprised to find humans who can disagree in an (almost always) polite manner, and even change perspectives! More magic ;)

The reason I started checking the county site was because with my initial purchase brokers told me these postings were made up. Since I have little trust in people who are paid commissions to sell things and I used county public records for 43 years of employment I figured I would pull the data myself.
 
True. I was unable to find every reported deal in my review of the recorded deeds from January through yesterday.
To be fair, sometimes things get delayed. Mine hasn’t closed yet and we’re still waiting for the seller to return the contract…
 


I am VERY grateful for this topic and the Closing Time thread. Although, it's been frustrating because our resale purchase is traveling at a snail's pace when I see others. LOL

But the knowledge gained from not only the posts but from the members and the absolute willingness to help has been immense. I am very grateful for everyone.

Thanks! I'm super excited! I expected I'd have some buyer's remorse since it was a bigger contact than we wanted. But...so far, no remorse. Just excitement!
My wife is talking to me about swapping some of our 2026/2027 AUL points for a Germany Adventures by Disney trip through a resale agent because the kids will be 16/12…. there are so many ways to use these points!
 
My $70 SSR closed today so you should be able to find it on the comptroller site tomorrow! If others are lying on here I feel bad that they have nothing better to do, but their fake low prices motivate me to submit low offers comparable to that pricing so I guess in a way I'm grateful?

Correct it seems most posters here are very legitimate and its a great group but I think what some of us were mentioning is the idea that it's possible there could be an outlier here and there that may not have reported the exact numbers. I'm sure there are many contracts that don't go reported here but it is a great resource for so many of us looking to gauge the market.

You made me go look ! I still see $205/point Direct, but it does say contact your Guide for "special offers" - do you know if the special offers are only for larger contracts? I'd ask my Guide but I already called him once today with a random question lol.

I believe they might also qualify for other incentives if you have a trip scheduled or have a UY that will qualify you for 2023 points that could be sold back to DVC @ $20pp.

So @ 200p it would be $205pp - $50pp incentive - $20pp Magical Beginnings = $135pp for a direct contract with a 2057 expiration and a very friendly point chart.

I’m not sure if Welcome Home discounts apply….

Imagine using $135pp direct points at RIV….

Congratulations. When I see these, it gets my hopes up.

I should also mention the reason I check page 1 to match them is because I enter the 2023,2024, 2025 points on the deed copy I make so I have that information when I bid.
Yes. You cannot be afraid or offering a low ball price. The owner had posted at $107 a pt. I offered $83 and two hours later I was getting an email saying Welcome home!! The seller didn’t even try to get more money. We are very happy. Now if I could do the same thing with an AKL contract I will be happy.
