Noooooo for I saw $110 for 100 point OKW extended with 100 banked points included. It's pending. I'm pretty aggressive valuing banked points (and reducing for stripped), figuring about $7-$9 assuming buyer paid dues. Thought this one was pretty fairly priced.

What'd you end up having accepted? Full $110? I considered offering $99 buyer paid commission, as it would have been within $165 of full asking with seller paid commission. I really wanted to see what Disney would have done with a fully loaded sub $100 extended.

Yes! We got it for $105. We weren’t really looking to get more points, but thought it was a good deal for a smaller extended contact. We own at grand Floridian, but love old key west as well and figured we may as well buy now since the prices are good

Yes! I was tempted to offer the full amount in fear that someone would bid higher than $105 (we were told someone else made an offer today as well) Happy they let it go for a little less!

We saw a SSR on dvcresaleexper ts for $94pp with 130 points. Offered $80 and they countered with $85 so we accepted. Waiting for them to send over the docusign stuff now! Since this is our first contract is there anything we should be on the lookout for contract-wise?

Was definitely not expecting this until Monday at the earliest, but went running to my email when I saw Magicalspirits' post since I knew we were both sent on the same day. WOOHOO!


Also, I snooped on the sellers today on the comptroller website and they bought for $104/pt back in 2007, so they didn't get a bad deal here.

I think there's a scenario where VB makes sense right now.

Looking at the current price of ~46pp it's conceivable that someone has the desire to buy into DVC, but doesn't have a lot of cash on hand. For the 10k they have as extra funds to make this purchase, they can get 200 points at current rates. That can get you 5 or 6 nights in a 1br, or plenty of premium studios (looking at you pvb and akv) if you're willing to be flexible with your dates. More expensive in the long game, but it becomes doable.

Versus... The mortal sin of buying DVC... Financing. Have your seen current rates in the current economic climate? The best I've seen is 8% with credit score > 800. Monera ranges from 10-18 i think? Put 10k down on a 200 point PVB contract, make just the minimum payments and you're looking at a ~50k total purchase price.

So bottom line, VB makes sense when the alternative is financing for more than a year or 2. In fact I'd debate that it's actually responsible in this kind of scenario.
I guess I think about it completely differently. Let's take your example and assume - without financing- you are comfortable buying 200 VB points and making the dues payments for 200 points. At $46pp, that's $9,200 to buy the points plus $2,570 for dues- $11,770 total. And then, for simplicity of the example, we will assume dues stay at $2,570 for the 19 remaining years of that resort.


If you instead - buy 100 points at SSR right now that will cost you $9,000 and $786 in dues, total of $9,786. You put your remaining $1,984 in the bank.

Year 2, you put your $1,784 in the bank (the difference between the $2,570 dues you were comfortable and willing/able to pay for the 200vb vs. the actual amount of dues for 100 SSR at $786 $2,570-$786 = $1,784 in the bank). Same for year 3-5. At about year 6, you have enough money to buy another 100 points at SSR with what you've saved... your ongoing dues of 200 SSR points will still save you around 1,000 per year and you still have more years left 6 years from now at SSR (24 years will still remain at that point since there are 30 now) to enjoy those 200 points than you do buying VB today and having only 19 years of overpriced points. So even in that scenario VB doesn't make sense to me personally. If you're trying to stay within your cash budget, you will get many more years of enjoyment at a much lower cost by having a little bit of patience and a plan...

How long did they take to send to rofr after contracts were signed?

I would agree this is a better approach, and the one I've adopted as I've added contracts steadily in the 3 years since my 100 point PVB buy in. But I can understand the VB approach, particularly if you plan to stop by VB every now and then. Limited up front funds, prefer shorter time commitment, and want to stop at VB from time to time results in a very reasonable justification to buy there. And i have to imagine I've just described some of the DVC family out there.

Me personally...I could never justify it for myself and my family.
