IT by Stephen King. Like the OP. The movie has some scary parts but I was older when I saw it and the original was "Made for TV" so not too scary. But the book was another story. I remember reading that book at 13yo and would have to close the book and regulate my breathing but I would still go right back to it to see what happens next.
