Thoughts on Lowball Offer

Id love to find some cheap Riveria points with this economic down turn but the problem is how do you value this resort with the resale restrictions. There haven't been very many of these contracts available as of yet but precovid they were probably around $140 average sale price.. Using my 30% off lowball idea this would mean $98 a point. While this resort is amazing these restriction might devalue this resort even more... Maybe I'll stick with low balling Aulani contract for now and dream of tropical drinks on the beach.
If you play with the instant sale tool it values a 100 points fully loaded contract to $100 pp vs regular sale at $139.
 
Theres a new contract up for Riviera I saw today with a DEC use year on the dvcresalemarket website. I think it was 130 or 140$ per point so they may take a lower offer
Thanks for the heads up... Low ball offer extended. I'm sure that this company will think I'm nuts but dealing with a foreign seller and the resale restrictions make this a double negative.

keep us posted! Not interesting in Riviera but I'm super curious how the agent respongs to counters and in general how it goes! DM me if u want to keep it private! We bought Riviera direct and are looking to add on at a Monorail resort!
 
I’ve been making lowball offers. I just can’t resist. But so far none of the brokers have been rude. One did tell me my price was low, but only after a few counteroffers that barely came off the list price. I know I should wait until later this year, but I figure I might as well try now. You never know! I’m only offering on smaller contracts, because I’m still curious what direct prices will look like when sales resume. I‘m not super interested in RIV, but if the deal is good enough, I might reconsider.

Well I offered my 30% off of asking on that Riveria contract. I just heard back from the resale company that it sold already for $135pp. I think this was the agents nice way of telling me I low balled without being mean like so many other companies. I'd love more Riveria points down the road if they become available pretty cheap. If Disney removed resale restrictions this would also allow me to feel better about buying resale points... Back to finding lower valued Aulani I guess.

I also put an offer in on that as well and was countered at $135 firm...I politely passed and left my offer on the table. After seeing your post I went and checked the listing again and indeed it says offer accepted. So apparently the seller did get their target price of $135...interesting. I am always looking for Riviera pts...I currently have 400 pts (direct) and have another 412 pts (resale) that are in the closing process. I have dreams of entertaining family and friends in a Grand Villa during Food & Wine!:)

Sorry I couldn't resist, lol. 😜 Riveria is a great resort with the skyliner right there is amazing. I wonder if the skyliner will still run with social distancing enforcement.

I would think the Skyliner would be the best mode of transportation for social distancing at the moment...keep families together in separate gondolas rather than the crowds of people on buses, monorails and boats?
 
Prices are still being supported by plenty buyers willing and able to make discretionary spends (low barrier of entry for DVC, unlike holiday homes/real estate). When the market runs out of buyers to take the distressed contracts... That's when those post-GFC prices will happen again.

Too bad recent events have dampened my addonitis significantly. Would have been happy hunting. :rolleyes:

ETA: not ruling out SSR <$50 so I can stop using VGF as SAP!

Do you think this is really a possibility? We have been getting some significant pushback from brokers when our initial offers are $75 and moving up to $80. Almost to the point of being rude.

No offer is too rude. The seller always have the option to say “no thanks”.

However the broker might be of another opinion as his commission is based on the selling price. So the lower the sales price the less commission he gets.

I do! But I would guess prices won't hit rock bottom until at least late 2021, when MF bills are posted.

DVC veterans report scoring the best deals in 2010-2013. I wasn't interested in DVC back then, but did pick up some other super bargains around that period. If you can wait - and Disney's post-disaster deals could easily tide you over the next trip or two - you could be in a position to make some killer buys. So jealous!

Seller countered with $10 more than the original list price! Is this normal? Assume they did it because they were somehow offended by my offer and wanted to make it clear they didn't want to deal with me further, but why not just say no thanks and not counter?

Wow! How rude of them. I have never been offended by a low offer at worse i will just say X is the lowest I can go. 🤷🏻‍♀️
