Thoughts on Lowball Offer

So I contacted them with an offer of $119 PP. They sent me a counter within 5 minutes for $125 PP. I figure I will give them 24hrs before I reply back. With a counter. I was thinking to ask them to pay the dues and I would cover the closing. Or should I do it the other way around.

So I was contacted yesterday wanting know if I was still interested. I did reply however I countered with $121pp and asked for the seller to pay the closing since they do not want to close till August. They emailed me back with that the seller stated that the counter was lower then what I originally offered. I told the broker that NO, I offered $119pp and would have paid for the remaining dues and closing. In return I countered with $121pp with a request of them covering the closing cost or the rest of the dues. We shall see. I know the seller is trying to hold out on $125pp with buyer paying dues and closing but I believe I was fair with my offer.

I submitted a low ball offer on a contract and the seller countered same day, meeting me about halfway. I replied saying I needed a day to consider the total cost and then it totally slipped my mind. When they reached back out a week later asking for an update I held firm to my original offer and to my surprise they accepted!

The broker says that the seller is stating firm on $125pp with my paying dues and closing. Oh well, I am no pushing so I will not worry too much about it. I understand them wanting to make money on the deal. Since the seller has dropped the price from 139 to 132 and the lowest they will go is 125, I will wait and see. I am in no rush.

How many points are we talking on this contract? so about a $7 a point different?
 


UY September. The broker just told me that the seller pulled the listing. She doesn't know if they sold it elsewhere but oh well.

ur looking at BWV right? I don't think they should be allowed to list it on other sites imo lol it should be like selling a house with 1 brokerage.
 
What use year are you looking for? Ill keep an eye out for one! I've been checking multiple times a day for Poly listings lol

BCV. I was thinking about BWV. And yeah, I agree. I did see the same listing on the site I sent you and that was pending sale. SO I guess they got what they wanted.
 
Oh, have no fear. I have 100% insulted some people with my offers. Usually it's a dead give away when they come back with the counter-offer as more than the original listing. :rotfl2:
Hahahah I haven’t joined that club yet, now I have to make an offer on one when I already know what they have countered with and see how it goes. This time I asked the broker what they have countered with, and it’s about 5$ more than I am willing to pay and 15$ more than I want to pay. So now what to do? Isn’t it like anything else, you ask for a bit more than you want? I have told myself no more offers until the first one goes through ROFR and I hope I don’t miss out on it.

I am having similar experiences! I came really close to getting to an agreement on one Poly contract, but I just couldn't pull the trigger. Most sellers are only coming down a dollar or two. They must think their list prices are already low enough that they should get full price or close.

Same here! I *almost* took a 120-point Poly contract at $135/point, but then decided that just wasn't low enough for me. I'm really looking for around $120 if I get Poly, and what I really want is a unicorn of a deal with CCV ($129/point) or AKL ($95/point) with a SEP UY in the 80-120 point range. :)
