Thoughts on Lowball Offer

I just made my first offer for 160points at AKL 2019 points won’t be able to be banked|2020 150 |2021 160.
They were asking $107 I offered $89 will this insult them?

I saw that contract just went pending. Did you get it at that $89 price?
 


I put in a super lowball offer on BWV... The problem:
BWV was our 3rd choice
June, was our 3rd UY choice
Didn't ask DH before making the offer

Was so low that they will probably just decline so the list above won't really matter.

If it does and they don't counter just move on to the next contract. If you do your homework and watch the ROFR boards and know what you can afford then you work off of that. Happy hunting.
 
Well, the agent hasn't heard back from my ridiculously low offer, you think they are mulling it over?
 
I've been trying to buy at BCV, not desperate to buy (already have 260 pts at BLT) but been testing the waters with offers -- I made an offer for 200 points @ $120pp and got a counter at $127.50pp which doesn't seem too bad for BCV. The contract has all of its 2020 and 2021 points but I have to pay the 2020 MF and Closing. What do you think, is that a good deal? It certainly isn't a "low ball" price. I've seen in the ROFR thread as low as $115pp for 300 points and $120pp for only 150 points, but those seem to be the exceptions to the rule, everything else it appears has gone for $130pp or greater.

(Hopefully not anyone on the boards and I'm not insulting anyone or anything by asking) :D

Average price for BCV in June 2020 was $144 (according to dvcresalemarket.com) so I think that is a great deal. I am waiting on ROFR for $135pp for a 150 point loaded contract.

The lowest in the last few months for my size has been around $132--so I knew I wasn't at the bottom, but a lot of the BCV listings were back up in the 140's-- 150's.

The demand is still there for BCV; they do seem to sell quite quickly. If you are serious, I would grab that!

It sounds like a great deal to me. If you feel good about it, then go for it. I think you have to look at the ROFR thread to get a good idea of what is fair. But if you try to use it to always get a lower price than someone else, you’ll just frustrate yourself. There seem to be some buyers who just get super lucky, or maybe they have inside connections that the rest of us don’t have. But not everyone can pay the very lowest price.
 
I think BCV at $125 is a great deal. Congrats! Despite it being a 2042 resort, demand still seems to be high and accordingly, prices are not dropping much for the most part. I just bought one at $135 for 150 points. Still waiting on ROFR.
 
We offered $65 for a 200 HHI contract that was listed at $75. The contract was stripped for 19, 20 and had 27 points for 21. I don't need the points right away, so didn't mind it was stripped, but wasn't going to pay what they were asking for the stripped contract. We already own at HHI, so wanted to add to our summer stays there. They countered with $67, I stood my ground at $65. They accepted. Now we'll see if ROFR will let it through. I frankly think it's a fair price for a large contract.
 
Seller countered on the 80pt BWV: $125/pt it has 16 points from 20 banked. Is that a fair price? Looking at the ROFR some 150pt contracts are selling for $110... I'm thinking $115 is a fair price. I should counter with that?
