They typically don’t take back VGC because its so expensive per point and they can’t flip them back for enough profit.

I think ROFR mostly depends on the demand for direct and rack rate. If the demand for those weren't there, there would really be no need for Disney to buy back since they would be sitting on a bunch of points. With three actively selling resorts and soon to be 4th and 5th with VDH and Poly2, I'm not sure there are enough people to absorb all these points, especially at current direct prices. All-the-while, resale listings continue to grow with fewer people looking to buy, at least in the near term. Yes, I agree with you that prices will continue to decline, except for direct, which keeps going up, inevitably leading resale prices to go up. Something's gotta give.

CC - $158pp
OKW and SSR - I don't think they'll ROFR much, since DVC is running direct promotions on them.
VGC - $200pp

I’m curious about the timeline on sending contracts to RoFR. We signed our contract (the sellers did too) on 12-30. We just got notice today that they finally sent it to ROFR today. Is it normal to wait to send it so long after signing?

Usually not.. I guess it depends on who the broker is? I went through the sponsor site for mine and bought before you on 12/27 and then was sent to ROFR 12/29.

I’ve gotten emails from the title company that the contract is being sent to ROFR the same day that signed contracts are received and money is deposited into escrow.

Maybe they were short staffed or working through a backlog?

Dang! someone was actually selling grand cal for that low?? I’m doing 247 which I thought seemed pretty reasonable.

Does grand Cal go through ROFR any quicker because they are usually just like “naw”

Mine has been sitting with them since 12/23…

Mine has been sitting with them since 12/23i hope this goes better than my AKV contract. That originally got taken and it was right when they shut down for a while so it took FOR-EV-ER. The second one actually went through really quick. It was right when the prices surged and they were Taking a lot of AKV though… I had to pay something I thought wouldn’t get taken for the second time

We have a number of VGC contracts and they followed a similar ROFR timeline as our other resale contracts. I think the seller was an investor that just wanted to offload the points is my guess.
