I feel like if you buy RIV or VDH direct and sell within for first 10 years of it being open (or if it’s still actively selling!) you’re going to definitely hurt when it comes to resale value. But for those in it for more than 15-20 years, I’d imagine it won’t dip all that much further than it is now, especially once it’s sold out, which puts it on par with many of the other resorts. Heck, in 25-30 years if I want to sell and get my RIV points for ~$100 points I won’t be too upset. Plenty of AKV and even OKWE go for around that range. I will have gotten my fill of memories and value by that point.
And I think something many tend to be shortsighted about is that in the next 10-15 years the 2042 resorts will be practically worthless and many of the newer resorts that will be opened will have resale restrictions, as well, so RIV and VDH won’t be the only outliers anymore. Their resale value will be stable given that they will be the norm. That is if any of DVC holds resale value at that point. We’re going to be looking at a very different DVC landscape.
