That’s true, you’d definitely get better value just selling those points yourself if you don’t need them for some reason.
I rather use them, but if you couldn’t use them, I think 20 per point direct from Disney is the right move. It’s going to be easier than renting, and once you factor in taxes on the rental income, I doubt you’d do much better than 20 per point anyway. If you are in an higher Federal tax bracket and live in a state with income tax, you’d likely come out worse.
 
Funny, I sent an email to our guide on Monday morning saying I was actively looking for more VGC points. I have August UY though.

I’m pretty sure every guide has a list of clients who want to buy VGC and most guides check in the morning and throughout the day. It’s really luck of the draw.

When I bought VGF in July, I was able to do MB for $22/pt on my August 2022 points. Then when I booked my vacation a few months later, I bought one time use points at $20pp.

Wow that’s an amazing price! Makes me a little sad for my RIV points but I don’t plan on selling so it doesn’t really matter really. (And maybe also keep my eye out for some resale points given these prices lol)

RIV, I think, is going to be a very hard resale given the resale restrictions, VDH, perhaps even more so.

RIV, I think, is going to be a very hard resale given the resale restrictions, VDH, perhaps even more so.
I think VDH may have the potential to hold up better than RIV because it's almost the only game in town on the West coast. There are so few units at VGC that there isn't much left after the home window closes. On the other hand, if you get RIV and can't get the days you want, it's definitely a sucker punch not even being able to use your points at OKW or SSR.

I feel like if you buy RIV or VDH direct and sell within for first 10 years of it being open (or if it’s still actively selling!) you’re going to definitely hurt when it comes to resale value. But for those in it for more than 15-20 years, I’d imagine it won’t dip all that much further than it is now, especially once it’s sold out, which puts it on par with many of the other resorts. Heck, in 25-30 years if I want to sell and get my RIV points for ~$100/point, I won’t be too upset. Plenty of AKV and even OKWE go for around that range. I will have gotten my fill of memories and value by that point.

And I think something many tend to be shortsighted about is that in the next 10-15 years the 2042 resorts will be practically worthless and many of the newer resorts that will have opened in that time will have resale restrictions, as well, so RIV and VDH won’t be the only outliers anymore. Their resale value will be stable given that they will be the norm. That is if any of DVC holds resale value at that point. We’re going to be looking at a very different DVC landscape.

This is us. We paid $162 for direct and $152 for our resale points.

In 10 years, when we have more restricted resorts, my guess is my loss when selling ont be too far off that. Given all the use I would have gotten from them, if I decided to sell, would probably be minimal, especially if they are asking, as a sold out resort, close to $300.

But, I’m pretty confident I’ll always be able to get at least 50% of what I paid and that would still be a big bonus for us!

I realize I probably could've rented them for more, but that does take some time and effort on my part (and I'm a rentor who puts a lot of time and effort into my rentees :) ), and this was just an easy "sign here, get your money." so we decided to do that. I'd have preferred $24/point, mind you, but I don't get to set Disney's prices, lol. If it had been less than $20, I definitely wouldn't have done so. :)

I did debate about keeping them, but we weren't expecting to make this purchase at this time, so we decided taking advantage of MB to reduce the cost of buying in was the way to go this time around.

Yeah, that's pretty much what our guide told us. There isn't a real "waitlist" but rather guides having a list of people they check on periodically, and that as the system doesn't have any way to alert when they become available, it's literally luck of the draw as to who gets them.
