Well I decided to make an offer- here it is

OKW 30 pts June UY 2023-30, 2024-60, 2025-30. Offer $89 pp, buyer pays closing, buyer and seller split Fidelity fee. Seller countered with $92 pp and buyer paying Fidelity fee. Even though it's loaded, I passed.

And those 2023 pts look like banked 2022’s? If so, by the time you closed and pts loaded you’d have like 3 months to use them.

Yep they were. I bet I would have even less time to use them when all was said and done. It's a different UY than I currently have too.

One feature I have always wanted from this site is an exclusion option. I think it’s great to select which brokers you want to include but for me personally I f find it more beneficial to exclude certain brokers from my results. Kind of a pain to select each one by one when I only want to exclude one or two. Maybe a checkbox options that enables a “do not include in results”. I may be the minority but that might be useful to us select few.

I have a slightly roundabout temporary solution for you. You can save a filter using the "create alert" button and it will save your specific parameters. Just load up the "alert" whenever you want. I wonder if we should change the name of the feature so that it is clear that it is both a "saved search" and "create alert" feature. (But also, I agree with the "exclude" idea as well)

You can take it a step further of course and save your filter with specific use years, point spread, max price, dealscore, resort, etc.

Yup I already do so not the end of the world. Been using the site for a long time and love that it’s multi browser compatible and still offers a good sleek mobile layout.
 
A week ago I had no intention of buying resale, but out of curiosity started checking the recent prices and Saratoga started to look like a hard to pass opportunity for some SAP. I wanted a contract at $80, but could accept $85 for the right one. I finally got one accepted at $85 after some negotiations, but here are the unsuccessful offers:

Lots of buyers seem to be paying asking price (or close to it), which is definitely too high.

I am searching the same contracts but do not care if they have 23 or 24 points.

I have not submitted any offers yet but have been tracking the Orange County deeds.

Since January there have been 8 contracts recorded that were below $90 per point.

Sounds like most of those were not stripped.
 
AUL, lorie13, FEB UY 160, $129 list, offered $92 Feb 24 Subsidized, no points until 2025
On the market for over 2 months, Seller came back came at $124

Offered because it was my UY. I declined sellers counter offer.
Decided to offer on a fully loaded subsidized contract for $120, 250 points and not my UY, but 2023 points forward. If you subtract the value of the 2023 points at $18 a point and $11 a point for 2024 (because of dues), the 250 point contract would be $91/point comparing to the stripped contract at $124 a point.

That last one with double loaded points in the current UY would have been worth it at $95.
$80 x 150 pts = $12,000
$95 x 150 pts = $14,250 but rent out 150 points at $15 and you're back at the $80 per point level.

That was my thought as well. Very focused on the price per point and not adjusting it for the banked points.

I get that as a buyer you are hoping it’s just a “bonus” but as a seller or their agent I would definitely not look at it that way.
 
True, but I’m not a fan of renting. And these calculations always omit taxes.

No, fair, not everyone would want to. But arguably you can also rent for more than $15pp too which would offset the taxes. Just pointing out to anyone making offers that it does make a real difference whether a contract is stripped or not. My SSR contract was $80pp but was nearly double loaded so that brought down the price a lot. $85 is a very good price for 150ish points.

Totally agree with that. One of the reasons I tried to avoid those loaded contracts was that I know they'd like a premium for the extra points, which would have been a nice to have for me but not required. To be totally honest, I don't "need" more points, I just wanted them lol (if you know you know).

I also wanted a 120-130 point contract (got 130), but was willing to push to 160 for the right one.
