Thoughts on Lowball Offer

lol. i think i made a $100 offer on that one last week (was the price recently reduced?). they countered, but it was still higher then i wanted to pay.
I only saw it pop up this week so I don’t know if it’s the same contract or not.
They countered at $108 and I’m not Interested at that price.
 


How is everyone factoring in current use year points? I actually prefer contracts with no points until 2021 as I don't see our family going back to DW until after Covid blows over... which I'm guessing won't be until 2022. At least I suspect face masks will be required through most of 2021 and I'd rather not do a face mask vacation at DW.

If I bought a contract with current use year points, will the rental market be healthy enough to make a few dollars off of them over the next year?

I am valuing early UY 2019 points at $0, even if banked, and later UY (August and Everything After) at $2-$5, and 2020 points at $6 due to the uncertainly. There’s still risk I’ll never be able to use them and I don’t expect I am particularly likely to get more than $5-7 renting them for stays any time in the next 9 months at least.

The rental companies are in total denial and still trying to charge $20 a point, which is an absurd disservice to members who would probably happily take $10 if it meant a chance To get something at all. That’s why there’s thousands of confirmed reservations available even though availability is plentiful - its the only way David’s and the others will let you offer less than $20/point.
 
I'd be looking for Oct UY or later with 2020 points. A Dec 2020 points would give usage until Nov 30, 2022 after banking.
 


I'm in commercial real estate and will openly share i'm not well versed in the DVC community. However, in my experience, if you come in too low you risk insulting the seller and they get a bad taste about you as a buyer and become unwilling to deal. Basically, they don't want you to have it because you insulted them. HOWEVER, that is not always the case. Some people are happy to get anything and that is why its a dance.
 
I am tempted to make some lowball offers on an Aulani contract but truth be told there's something holding me back. It's almost like embarrassment or shame. My old Realtor when we bought our townhouse was offended a couple times when I put in a really low offer and tried to convince me it was being rude and a waist of time. One of those offers did eventually turn into a deal so ......... I am just curious how you all feel about it.
I just feel Aulani really should be priced where Vero and other offsite resorts are at. The huge maintenance fees and the really high point values are just so high. Anyway the market will decide as always.

put in the lowball offer. the worst the seller will say is no. a contract is only worth what someone is willing to pay.
 
100/Point BLT. What an amazing marketing tactic. I don't know how many times I loaded up that site to check on Bay Lake listings. Lol

Now that you say it could they cut a deal with a seller on the side? Would it be legal for them to pay the reseller lets say $50/point to list it exclusively on their site with no higher than a $100/point price?

Since you brought it up that is a good marketing tactic.

I don't know how good of a marketing tactic it is when it means people will start low balling everything. These companies make money off a percentage of the sales price.
 
It's also a horrible marketing strategy when it's really listings that you're after as a company. Listings bring in the buyers. Low sale prices (below other brokerages) will steer sellers elsewhere.

Except more visits, more offers, more sales.

What do all these sites talk about? How quickly they sell prices now how they make people more money.

If a random seller get 10 offers all $10 before their price they will just thi k that's the market and accept one of them.

I don't actually think it was a marketing tactic but one never knows.

I've only picked a few to see if it is worthwhile - I don't recommend you bid the current value, aim for at least 10% off this.

I've been targeting "larger" (around 200 points) BLT contracts that have either been listed for over three months or were just reduced - and made few $120 offers... safe to say I'm not making friends with the brokers :)

My theory (wishful thinking?) is the larger contracts are having trouble selling.

What you have said makes perfect sense to me - I would expect a lot of the sales currently are existing members adding on at relatively low amounts (under 150)
Are you checking all the sites and have alerts for them?
